Property & Asset Manager
Your role
As Property & Asset Manager, you are responsible for the strategic, operational, and financial management of Fednot’s real estate assets and facilities. You act as the central coordinator between internal stakeholders, external service providers, and public authorities, ensuring that buildings, assets, and services are managed efficiently, safely, and cost-effectively.
You report directly to the Chief Financial Officer and lead a small in-house team of three people, fostering structure, accountability, and continuous improvement. You adopt a hands-on and pragmatic mindset, with the willingness to actively support the team and step in where needed to ensure smooth day-to-day operations and effective project delivery.
Key responsibilities
Property & Asset Management
- Define, implement, and continuously improve processes related to building and asset management;
- Oversee the full lifecycle management of Fednot’s real estate assets, including offices and residential units;
- Manage rental activities (leases, charges, follow-up, coordination of visits).
- Coordinate renovation and improvement projects (from tendering to execution and delivery), including energy efficiency, HVAC systems, elevators, and general infrastructure upgrades.
- Ensure compliance with urban planning, environmental permits, and regulatory obligations.
- Act as point of contact with public authorities for property-related taxes, permits, and inspections.
Facilities & Service Management
- Coordinate and supervise external service providers (cleaning, maintenance, catering, security, technical services, etc.).
- Ensure a safe, functional, and pleasant working environment for employees.
- Oversee building access management, security systems, fire safety measures, and insurance policies.
- Act as backup for the internal prevention advisor (basic level) and ensure compliance with health & safety regulations.
- Monitor service quality, contracts, KPIs, and costs.
Team & Budget Management
- Lead, coach, and structure a team of three collaborators.
- Define priorities, clarify roles, and ensure smooth day-to-day operations.
- Prepare, manage, and monitor budgets related to properties, facilities, and assets.
- Provide clear reporting and insights to the CFO to support decision-making.
Fleet & Asset Processes
- Oversee the management of the company car fleet and related processes.
- Identify opportunities to optimise, automate, and standardise asset-related workflows.
Your profile
- At least 7 years of experience in property, asset, facility, or building management.
- Solid understanding of building maintenance, safety regulations, and service coordination (hands-on, not purely theoretical).
- Proven experience managing external suppliers and service contracts.
- Strong organisational and analytical skills, with a pragmatic and solution-oriented mindset.
- Comfortable managing a small team and interacting with diverse internal stakeholders.
- Fluent in French and Dutch, with a good command of English.
- Proficient with Microsoft Office; affinity with process improvement and reporting.
- Prevention advisor (basic level).
